Yes, beginning the very day you sign the purchase contract, the land is yours to use and enjoy. We will provide a signed and recorded Deed in your name once all payments have been made.
While there is no guarantee of profit from any land investment, history has proven that real estate prices generally increase over the long term. We believe there are many reasons for this, including inflation, population growth, a fixed supply of land. As they say “God isn’t making any more of it!” Thus, we believe land values will continue to increase over time.

Property values are influenced by many factors. Some of the key factors with raw land are Access, Beauty and Character. In other words, how good, quick or easy is the access to the property from the main highway or county road, etc. The beauty of the property mainly pertains to the vegetation and scenic views etc. The character of the property refers mainly to its topography. For example: Is the parcel flat, rolling, steep, etc.
There is absolutely no prepayment penalty. Any and all extra monthly payments will be applied directly to the principal, lowering your balance (and reducing the overall interest, if any).
You may do so, but properties are priced for immediate sale under our “No Haggle” pricing policy.
We will provide you with a recent title search. And you are free to use a title company and obtain title insurance if you with. However, due to the low cost of most of our properties, we do not provide a title insurance policy.

A real estate agent’s fees can range from 5% to 8% of the purchase price. We eliminate the middleman, saving you even more.

There is NO application process! No credit checks. You are already pre-approved. Simply put, if you can afford the down payment and/or payments, we will finance you. And you may qualify for a discount (or a lower interest rate) if you choose to put down a larger down payment.

We’ll make arrangements with you to visit the property at your own expense. We’ll give you maps, GPS coordinates, and even connect you with a local surveyor.

Before making arrangements to see a specific parcel, we strongly encourage you to pay your Earnest Money / Processing Fee or use our Tie-Up Fee to ensure that the property hasn’t been sold to someone else by the time you arrive. Your property isn’t being held until we receive some form of payment from you.

Once your payment clears, we’ll email your Promissory Note and Purchase Agreement. Once you sign the documents, we will set you up on automatic payments (if you are making payments).

Once you pay off your note (or pay the remainder of the Contract price), we will issue your Deed and record it. The County will then mail you the original recorded Deed for your files. At that point you own it free and clear! The transfer process usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork. It’s that simple!
