You can find either the address or the GPS coordinates in the Property Details section of each parcel on our site. You can then visit the property at any time without making prior arrangements with us. Please be careful of crossing other peoples’ property as they can sometimes become angry with trespassers. Unfortunately, because our offices are located in Cleveland, Ohio, we cannot accompany you.
Before making arrangements to see a specific parcel, we strongly encourage you to use our no-risk Tie-Up Fee to ensure that the property hasn’t been sold to someone else by the time you arrive. Your property isn’t being held until we receive some form of payment from you.
We understand that you may be unhappy if you drive all the way out to see a parcel of land, just to find out that someone else has purchased it right out from under you. That’s why we created our unique “no risk” Tie-Up Fee. For just $35.00* we will hold the property for you for up to 3 days while you conduct your due diligence. This money is fully refundable if you decide not to move forward. If you do decide to move forward, we will simply apply it towards your initial Earnest Money / Processing Fee.
*On a few of our higher value properties, there may be no tie-up fee available.
We sell most of our parcels of land without the aid of a title company in order to keep prices down and simplify the process. Because we are not a title company, we cannot provide a title insurance policy on such transactions. Prior to purchase, we can provide you with a recent title search that we have completed when we purchased the property, upon request.
However, you are free to use a title company/attorney and obtain title insurance at your own expense, if you wish.
We prefer to use Special Warranty Deeds on transactions that we close in house. To help keep our prices at 50 – 70% below retail value, we have not paid extra to use a title company when we bought it,nor purchased title insurance. Therefore, although we have examined the title chain, we do not feel we can guarantee the title history going back to the beginning of time, which is what a General Warranty Deed would require.
However, under a Special Warranty Deed, we ARE providing the following:
- We (and any of our investors) are the sole legal owners of the property and have the legal right to transfer the property.
- There are no outstanding claims against the property by any creditor or anyone else that were instituted during our ownership period.
- We guarantee we have clear title only during our period of ownership.If there is a problem with title outside of that period, the buyer is not entitled to compensation from us (other than what’s in our Guarantees).
If you would like to receive a General Warranty Deed, you are free to use a title company or attorney to handle the buying transaction and purchase a title insurance policy. Then we are happy to provide this to you.
Cash (or Single Payment) Sales. Once your payment is completed, we will contact you to confirm the name and address to be put on your Deed. We will then prepare the Deed to put the land in your name, pay the applicable transfer fees/taxes and file it with the county. While we normally get this done much sooner, please allow up to 30 days from final payment to filing. Once the county records the Deed, they will send us a recorded copy which we will forward to you – the new owner! Please keep in mind, once the county records the Deed, it is up to each county as to when they change the name in their public records, which is out of our control.
Owner-Financed (or Payment Plan) Sales. Once your final payment is completed, we will follow the same steps as with a Cash Sale above for recording the Deed an putting the property in your name.

This means should you be unable to continue making payments for any reason, you will not be responsible for the balance owed on the loan. We shall retain title to the Property and any payments already made. However, you may apply the money already paid towards another parcel in our inventory at any time within 365 days of your last payment.
